Two MAS rules decide how much a bank may lend on a home at Bloomsbury Residences: the loan-to-value (LTV) limit, measured against the price, and the Total Debt Servicing Ratio (TDSR), measured against income. The figures below were read from MAS on 21 October 2026.
Bloomsbury Residences Loan-to-Value Limits
The limit depends on how many housing loans the borrower already has outstanding. Each tier has a standard limit, a lower limit and a minimum share of the price that must be paid in cash.
| Outstanding housing loans | Standard LTV | Lower LTV | Minimum cash |
|---|---|---|---|
| None | 75% | 55% | 5% (10% in the lower band) |
| One | 45% | 25% | 25% |
| Two or more | 35% | 15% | 25% |

When the Lower Band Applies at Bloomsbury Residences
The lower limit applies when either of two conditions is met:
- the loan tenure exceeds 30 years; or
- the loan would extend beyond the borrower’s 65th birthday, using the income-weighted average age when two people borrow together.
A 33-year-old choosing a 35-year loan would finish at 68 and also exceed 30 years, so the lower limit applies; a 45-year-old on a 25-year loan stays within 30 years but finishes at 70, so it applies too. Loans on private homes can run for up to 35 years.
Over 30 years, or past age 65.
The loan limit drops to 55%, 25% or 15%, and minimum cash on a first loan rises to 10%.
The TDSR Test for Bloomsbury Residences Buyers
Total monthly debt repayments, including the new loan, may not exceed 55% of gross monthly income. The new loan is tested at a medium-term interest rate rather than the rate the bank quotes, so that a later rise in rates stays affordable.
| Rule | As at October 2026 |
|---|---|
| TDSR limit | 55% of gross monthly income |
| Interest rate used for the test | The higher of a 4% floor or the loan’s thereafter rate |
| Variable and rental income | Counted at 70%, after a 30% haircut |
| Longest tenure, private property | 35 years |
| Joint borrowers | Income-weighted average age |

Fixed salary counts in full. Car loans, other property loans and minimum credit card repayments are taken off first, and what remains is converted into a loan amount. The TDSR calculator for Bloomsbury Residences applies these rules for one or two borrowers.
In-Principle Approval Before a Bloomsbury Residences Viewing
Many buyers ask a bank for an in-principle approval before a viewing. It states how much the bank is prepared to lend on the information supplied, subject to final approval and a valuation, and turns the stamp duty, the booking fee and the cash share into firm figures. Each bank sets its own terms and validity period.
Once the buyer’s own share has been paid, the loan is drawn stage by stage under the payment scheme, and the progressive payment calculator shows the split at every stage.
